According to the latest research of EXPANDIA, Country Service Partner for CBRE in Ukraine and Moldova and the largest commercial real estate company in Ukraine, 2025 marked the strongest year for Kyiv’s warehouse market in more than a decade, despite ongoing war-related challenges.
Highlights:
- Record 217,000 sqm take-up (+30% y-o-y), driven by large retailers and 3PL operators
- 216,000 sqm of new supply, the highest annual delivery since 2008
- Total stock returns to its pre-war level of 1.57 mln sqm
- Vacancy declined slightly to 3.5% (-0.3 pp YTD), as new supply was offset by deferred demand
- Prime rent stable at $5.3/sqm/month (net of VAT and OPEX), aligned with pre-war levels
- Pipeline for 2026 projected at ca. 90,000 sqm, with additional supply expected through owner-occupier and BTS projects
